On average appraisals typically range from $200-$600, depending on the state or cost of living, and inflation may be driving some of these costs up at the moment. For example, an average appraisal costs $300 in states such as Kentucky or Georgia and nearly $600 in Washington or New Jersey.
Traditionally, the home buyer pays for an appraisal before buying a home, and most lenders require a home appraisal to be completed by an licensed professional.
Depending on the type of loan the person is applying for, the home appraisal can require different conditions, such as comparable homes in the market or functioning electricity and heat.
Usually a home appraisal cost is factored into the closing costs of the home, but if the deal falls through, the buyer usually has to pay for the appraisal anyway.
